Reno has a great selection of excellent quality, new condos throughout the downtown area in both high-rise, and 2-3 story condominium complexes. Downtown Reno condos are convenient to dining, gaming, and entertainment — and are popular both with frequent visitors and locals looking for a city lifestyle.

Condos offer a lower cost of purchase and lower maintenance, as a tradeoff for higher monthly association dues that include a variety of services and amenities. All of our condos below have been updated for estimated Reno condo pricing for Fall 2008 – check for exact current pricing.

Most Reno condo complexes are new construction during the past three years and offer high end amenities similar to other large western U.S. cities. The higher floors of most condo buildings allow for stunning views of the Sierra Nevada Mountains.

Condominiums in Downtown Reno Nevada:

The majority of these condos are conversions of former hotel-casinos. A wealth of casino, show, and entertainment options complement great restaurants around downtown Reno.

The Montage: Construction nearing completion.

  • Leading Reno condo conversion is underway and being promoted heavily for new purchasers. Construction underway to convert the former Reno Flamingo Hilton and Golden Phoenix down to its frame for downtown Reno condominiums. Five residence types make this a unique project: standard condos with luxury high-end fixtures and appliances; street 2-level row houses; lofts with 16+ foot ceilings; penthouses; and pool level terrace townhomes.The Montage has reserved over 40% of its units. The completed project will have 560 parking spaces; 20k square feet of first floor retail; a fitness center; and a rooftop with pool, spa, garden and owner’s clubhouse. The Montage loan was one of the largest ever for a Reno real estate project. The Montage condo project is being managed by L3 development — a partnership specializing in “adaptive reuse projects”. Completion (move-in available) is planned during 2008.

  • 16-story planned tower on Liberty and Sierra streets
  • Estimated $90 million art-themed project will feature new construction, expansive views and sustainable materials
  • 185 view-featured residences and five live-work spaces
  • Prices range from the low $300,000’s for a 700 square foot studio to more than $1 million for a 2,000 square foot 2 bedroom condo.
  • As of December 2007, Arterra Reno Condos is on hold.

The District at Sparks Victorian Square – On Hold

Worth a look – a great location near movies, street festivals, and dining in downtown Sparks Nevada’s Victorian Square. Sparks is a well managed city right next to Reno with excellent summer farmer’s market weekly music festivals; an annual huge rib cookoff, and many other cool events. The condos are right next to the movie theater and were originally projected at prices starting around $150k. There will be 171 condominiums ranging from 760 – 2,000 square feet on a 3 acre parcel of 3-4 story buildings. This is a great and unique location where you can really enjoy a vibrant entertainment district.
